Colorado Moisture Control Introduce
For homeowners and property managers across Colorado, maintaining the integrity of your property's exterior, especially the roof, is paramount. Our state's unique climate, with its fluctuating temperatures, heavy snow, and potential for moisture-related issues, demands a contractor who is not only skilled but also operates with transparent communication and clear client approval. When evaluating potential partners for roofing or moisture control projects, it's essential to gather comprehensive information, including insights from past client experiences. This article provides an overview of **Colorado Moisture Control**, located in Denver, CO, based on publicly available information and customer feedback, to assist local Colorado users in making informed decisions.
Colorado Moisture Control, Inc. is a specialty contractor primarily focused on roofing services, and their website indicates a focus on commercial, industrial, and institutional facilities, offering services like roof condition surveys, preventive maintenance programs, roof repair, renovation, replacement, sheet metal fabrication, and exterior waterproofing. They have been in business since 1982. However, some recent customer reviews raise significant concerns regarding their operational practices, particularly concerning work approval and billing. It is crucial for potential clients to consider all available feedback to understand the full spectrum of experiences with this company.
---Colorado Moisture Control is located at **3801 E 50th Ave, Denver, CO 80216, USA**. This address places them within the Denver metropolitan area, allowing them to serve a wide range of communities across the Front Range, including Denver, Aurora, Boulder, Fort Collins, Greeley, Lakewood, and Westminster, as stated on other public profiles. Their long-standing presence in the Denver area suggests familiarity with Colorado's specific weather patterns, regional building codes, and common roofing and moisture-related challenges faced by properties in the state.
For Colorado businesses and property owners, the accessibility of a local contractor can be a convenience, potentially facilitating quicker responses for assessments and project commencements. However, the ease of accessibility also means that for any concerns or follow-ups, clients might anticipate a direct line of communication given their local presence. Their focus on commercial and industrial facilities implies they are equipped to handle larger-scale projects within the region.
---Based on their public information and website, Colorado Moisture Control, Inc. offers a range of services primarily focused on commercial and industrial roofing and related exterior moisture control. These services include:
Roof Condition Surveys & Budget Analysis: Providing detailed assessments of existing roof systems and helping clients plan for future expenditures.
Preventive Maintenance Programs: Offering ongoing maintenance to extend the lifespan of roofing systems and prevent major issues.
Roof Repair Services: Specializing in diagnosing and correcting roof leaks, with claims of finding and correcting leaks on the first visit and providing thorough documentation.
Roof Renovation & Replacement: Undertaking significant projects to renovate or completely replace commercial and industrial roofs.
Sheet Metal Fabrication & Installation: Offering custom sheet metal work, which is often integral to commercial roofing systems and exterior waterproofing.
Exterior Waterproofing: Providing solutions to control moisture and prevent water intrusion into commercial buildings.
While their stated services appear comprehensive for commercial properties, the provided customer reviews introduce concerns about transparency and approval processes related to the scope of work.
---When evaluating a contractor, understanding their operational highlights and common customer experiences is crucial. Based on the provided customer reviews, here are some points to consider regarding Colorado Moisture Control:
BBB Rating: According to the Better Business Bureau, Colorado Moisture Control Inc. is listed as having an A+ rating, although it is noted that they are "NOT BBB Accredited." This distinction is important, as an A+ rating indicates the BBB's opinion of the business's interactions based on various factors, but "Accreditation" means the business has committed to upholding specific BBB Standards for Trust.
Longevity in Business: The company has been in business since 1982, suggesting a long history in the industry.
Disputed Work Approval and Billing: The most prominent highlight from the provided reviews is a significant negative concern regarding "work THAT WAS NEVER APPROVED!" Customers repeatedly state that work was allegedly performed and invoiced (for amounts like $1800+) without their explicit knowledge or confirmation, leading to threats of property liens. This indicates a serious breakdown in communication and approval processes.
Professionalism Concerns: Reviews describe Brad Titus, identified as the President in public records, as a "bully" who "cuts you off and acts like a know it all," demonstrating a lack of professionalism in customer interactions. This suggests potential difficulties in resolving disputes or communicating effectively.
Lack of Documentation: Customers claim that "Pictures of the work 'completed' were never submitted nor was a report provided," despite an invoice being issued. This raises concerns about transparency and proof of work.
Threat of Lien: The immediate resort to threatening a property lien for unapproved work is a significant red flag, indicating an aggressive approach to collections rather than a professional resolution of a dispute.
Driving Behavior of Employees: One review mentions "how his employees are driving, YIKES!!!" which, while not directly related to roofing quality, points to potential issues with overall company conduct and professionalism on the road.

---For businesses and property owners across Colorado, especially those in Denver and surrounding areas, selecting a reliable and ethical contractor for roofing and moisture control is a critical decision. When considering **Colorado Moisture Control**, it is imperative for local users to proceed with extreme caution and conduct extensive due diligence, given the severe and consistent negative feedback provided by multiple customers. While the company has a long operational history and reportedly an A+ BBB rating (though not BBB accredited), the specifics of the negative reviews paint a highly concerning picture.
The core issue of work being performed and billed for without client approval, followed by threats of property liens, represents a fundamental breach of trust and professional conduct. Allegations of unprofessional behavior from key personnel, a lack of transparency regarding completed work documentation, and an aggressive approach to billing disputes are significant red flags that any Colorado property owner should take very seriously. The advice to "Stay FAR AWAY from this company!!!" from a past client should not be disregarded.
In Colorado's commercial and industrial sectors, where complex and costly roofing and moisture control projects are common, transparency, explicit client approval for all work, detailed documentation, and professional dispute resolution are absolutely non-negotiable. While Colorado Moisture Control lists services that are vital for property maintenance, the reported operational practices, particularly surrounding unauthorized work and aggressive collection tactics, indicate a profound risk. Therefore, local businesses and property owners should exercise extreme vigilance, obtain multiple bids, insist on comprehensive written agreements with clear approval protocols, and consider all available alternative contractors before engaging with Colorado Moisture Control for their essential building envelope needs.

★ 5★ 4★ 3★ 2★ 1The bad reviews continue to pour in! Brad Titus is a bully and is now threatening to put a lien on the property for work THAT WAS NEVER APPROVED! Pictures of the work "completed" were never submitted nor was a report provided. Just an invoice with a ridiculous amount. I've heard from other customers that he has no professionalism. When talking to him on the phone, he cuts you off and acts like a know it all. And reading about how his employees are driving, YIKES!!! Watch out for CMC!!!! At the very least, he can handle this matter in a much more professional way but he automatically resorts to putting a lien on the property. He really needs a BBB evaluation.
Jul 18, 2024 · MPM Service rentalsbyskSo now Brad Titus is threatening to put a lien to collect for payment of WORK THAT WAS NEVER APPROVED! He continues to claim that he went out there in good faith but you can’t just assume that you can go forward with the scope of work that the customer HAD ABSOLUTELY NO KNOWLEDGE OF! And it was not a small job (assuming anything was even done) - they charged $1800+ !!! That is not a small amount- it needs approval and should have been confirmed before going forward. Stay FAR AWAY from this company!!!
Jun 21, 2024 · Cc KimThis morning one of your drivers in a branded truck with license plate 291ZVM was driving erratically on Colorado Blvd near the 270 on ramp. He attempted to merge into the lane I was in while I was next to him and nearly ran me off of the road. He swerved back into his lane once I honked at him. If he cannot see, he should not be driving or representing your company while driving a branded vehicle.
Dec 02, 2024 · Elyse ThompsonHave never used their service but If their driving is any indication of the quality of their work, good lord choose anyone else. Aggressive tailgating and reckless merging just to beat out one more car during rush hour. Almost ran into me on the i70 off ramp coming from i25
Jun 21, 2024 · Juan GI can’t speak to the actual business, but their drivers are out of control. I had a truck with their business logo run a red light to then tail me through Applewood Golden neighborhood. They then crossed over a double yellow line to cut me off and speed off going 10 over in the neighborhood. I normally wouldn’t leave a review but to be so rude and blatant with a company vehicle seems warranted.
