Roofing Coatings Protective Roof Coatings Applying protective roof coatings to flat roofs is a cost effective way to protect your home against damage from rain, wind and debris. Protective roof coatings help regulate the thermal temperature in your by reflecting away from your structure a large portion of the sun’s direct rays. Building owners and roofing contractors have used cool roofing products for more than 20 years on commercial, industrial, and residential buildings. They may be installed on low-slope roofs (such as the flat or gently sloping roofs typically found on commercial, industrial, and office buildings) or the steep-sloped roofs used in many residences and retail buildings. Unfortunately, protective roof coverings that are applied in liquid form are not appropriate for pitched roofs in south Florida. What are protective roofing coatings? Roof coatings are designed for protecting and extending the useful service life of roof assemblies for new construction and more commonly, existing roof coverings, such as BUR, metal, modified bitumen, single ply membranes, and spray polyurethane foam. Roof coatings are thicker than paint and have a higher solids content. Roof coatings are formulated to protect roofs from the damaging effects of weather and the environment, such as UV light, and excessive water and wind. They are formulated to provide protection for many years and are also extremely elastic; they typically contain a high level of top-quality resin. The high quality resins and the volume of resins introduced during manufacturing allow the coating to maintain its elastic properties throughout its lifecycle. Once cured, these resins form an elastomeric and durable film, which provides an additional measure of waterproofing and allows the roof coating to bridge small cracks and membrane seams found on roofs. How are protective roofing coatings applied? Cold-applied coatings and cements are designed to be used at ambient temperatures, requiring little, if any, heating to facilitate application. Typically, they are comprised of a resin, a carrier solvent, reinforcing fillers, and optional reflective pigments. This mixture is applied using a sprayer. Upon application, the carrier solvent evaporates from the coating, leaving a cured, water resistant film. Unlike paint, which is typically applied in portions of a gallon per 100 square feet, roof coatings are applied in terms of multiple gallons per 100 square feet. Today, there are various types of roof coatings on the market that can benefit any type of roof. Roof coatings and cements are available with a wide range of properties and consistencies to fit a multitude of purposes. Low viscosity, non-fibered coatings are formulated as penetrating primers and damp proofing coatings. Medium viscosity, fibered and non-fibered coatings and cements are formulated as interply adhesives and top coatings for use on commercial and industrial roofs. Some coatings include pigments (aluminum, titanium dioxide and others) to reflect the damaging rays of the sun. High viscosity, heavy bodied cements are designed for adhering waterproofing membranes and components, and for patching and repairing leaks. Non-flammable products are also available. What are the advantages of protective roofing coatings? The primary advantages of roof coatings and cements are their economical, proven performance life, and ease of use. Roof coatings and cements are generally one-component products that can be applied directly from the container. Today’s coating and cements are versatile and applicator friendly. Polymeric roof coatings and cements are the latest development in roof coatings. Formulated with a variety of synthetic resins such as acrylic, neoprene, styrene butadiene, urethane, polyvinyl acetat, polymeric coatings offer low temperature flexibility, chemical resistance and elasticity. Like bituminous coatings, polymeric coatings can be either solvent or waterborne. In addition, they can also incorporate fibers, fillers, clays and pigments to achieve the desired consistencies and properties. The Energy Star Program We feature products included in the Energy Star Cool Roofing Program. Energy Star qualified products can significantly decrease roof surface temperature by reflecting the sun’s rays instead of absorbing them. By helping air conditioning usage, Energy Star qualified products can reduce peak cooling demand by 10-15 percent. Roofing materials with the ENERGY STAR label have met minimum solar reflectance and reliability criteria. Based on 2006 data from more than 150 ENERGY STAR partners, shipments of cool roof products have grown to represent more than 25 percent of these manufacturers’ commercial roof products and roughly 10 percent of their residential roof products. In some cases, using Energy Star products can qualify you for federal tax credits.

Spray Foam Roofing Spray polyurethane foam (SPF), or spray foam, is a plastic sealant that provides leak resistance and increases energy efficiency when applied to flat roofs. Because the product is applied as a wet foam, SPF seamlessly covers the roof as one uniform piece before it dries. High-density SPF, which expands at a lower rate than lower density SPF, is used to completely seal and insulate flat roofs. Lower density SPF is employed as interior insulation for buildings and homes. What Is Spray Foam Roofing? Contractors combine two liquids to initiate a chemical reaction that creates foam. These liquids arrive at the job site in separate containers and are typically referred to as the “A” side and “B” side. Just like sodium and chlorine compounds combine to form a new substance – table salt – the “A” side and “B” side ingredients mix together to form a third, completely different material. The “A” side is commonly a mixture of methylene diphenyl diisocyanate (MDI) and polymeric methylene diphenyl diisocyanate (pMDI). The “B” side is typically a polyol and smaller amounts of other liquids, including the foaming agent polyola. The other liquids include catalysts, blowing agents, surfactants and flame retardants. How Is Spray Foam Roofing Applied? SPF is applied as a liquid using plural-component spray equipment. Upon being sprayed on a roofing surface, SPF expands to roughly 30 times its original liquid volume and dries within seconds. The expansion results in a dense, monolithic roofing material that is fully adhered to the substrate. SPF roofs only utilize strong, high-density closed-cell foam, although it is considerably less dense than other roofing materials and adds little additional weight to the roof. Due to its ability to adhere to a wide variety of substrates, SPF roofs are the perfect solution for reroofing applications. Also, spray foam roofs are more robust than other roofing systems, offering high wind uplift resistance. Spray foam is frequently used as the exterior roofing system in flat roofing. What are the advantages of Spray Foam Roofing? The advantages of employing high-density SPF on your flat roofs include: Energy efficiency Durability Low maintenance Leak-resistance Wind protection With its high R-value, SPF helps prevent heat transfer from your roof. Due to the bonding nature of the chemicals in SPF, your spray foam roofing will last longer than other forms of flat roofing. Maintenance is lower because there are no seams or gaps.
