I really feel stupid for hiring this company. My roof was bid at $24K, which included an "estimated" 18 sheets of 15/32" CDX to replace soft spots. I am not a roofing expert, but thinking back now, if I were, I would not have bid the roof as though it didn't have OSB on it. This material was commonly used in the past (except for the eaves), but now 15/32" CDX is the standard.I am also partially to blame because I didn't realize my 2100 sq ft rambler would require 125 pieces of plywood if it was a complete tear off. I had noted on the quote that the each sheet of plywood was going to cost $85 (labor/refuse costs included), but I had other bids at $65 a sheet, so that part did worry me. However, I had read a lot of positive reviews about Camp Roofing and thought it would still be fine.On the first day of the project, which was going to be on Monday, but got moved up to Saturday, the owner was summoned because of the condition of the roof. When the shingles came off it became apparent that to "guarantee the roof" they needed to completely tear off the old OSB and replace it with CDX. This made complete sense to me, but now I was about to learn that the increase in cost would not be another $8K or $9k in additional time & materials, as calculated by our original contract, it was going to be $12K. In other words, he wrote up a change order that did not honor the agreed upon price of $85 per sheet of plywood. At this point, the roof is completely gone and rain is in the forecast, so I signed it hoping that I could recover the difference in the last payment, howver, it was really quite a shock that the cost had ballooned from the $24K I budgeted for, to now be $36K. For the record, 15/32" plywood costs $20.31 when bought in bulk at HD, so at $85 a sheet it should have offset any additional labor & dumping costs.There were a few positives. One of the roofers helped me install a vent that had been missing for the range hood. I learned that this was not in the bid, although it was discussed and I was not told that I was "responsible for everything under the roof", but I guess this kind soul felt sorry for this tired old man trying to add the ducting material at the last minute and came into the attic to help me. It was an act of kindness that I sincerely appreciated.They also took the time to add 2 additional vents over the dutch hip portion to aid with ventilation. The clean up effort was pretty good, but not perfect; I ended up having one downspout filled full of debris that revealed itself during a downpour.As I was priming and painting the eaves, I was not particular happy about the number of nails and staples that were popped completely through the plywood sheathing. I would have thought that a better solution would be to simply use shorter nails. Staples that were meant to hit the trusses missed about four out of ten times. I ended up snipping off "misses" as it made applying the primer and paint a lot more tedious. In a couple of places, nails from the tear out were left in place, being just smashed down into the eaves. These had to be taken off with a grinder. Very annoying.We did manage to negotiate for $1,000 in relief on the final bill, but this was still higher than what was agreed upon in the original contract.
