Lifetime Flat Roofs Introduce
When you live in Washington, a reliable roof is essential to protect your home or business from the region's diverse weather. Choosing the right contractor for your roofing needs is a major decision, and it’s important to find a team that offers quality work, expertise, and a commitment to customer satisfaction. This article will provide an in-depth look at Lifetime Flat Roofs, a local contractor with a strong presence in the Kirkland area and a focus on specialized roofing solutions. By understanding their services, approach, and what local customers have to say, you can make an informed choice for your next roofing project.
A crucial part of any roofing project is knowing you're working with a company that is properly licensed, bonded, and insured. In Washington state, roofing is a highly regulated trade, with the Department of Labor & Industries (L&I) overseeing the licensing and safety standards. Contractors must be registered with L&I and choose between a general or specialty contractor license. A specialty contractor, like a roofer, is authorized to perform work only in their specific trade and must carry a $15,000 surety bond and maintain general liability insurance. This oversight ensures that the contractors you hire are qualified, financially backed, and adhere to strict safety protocols, giving you peace of mind that your project is in capable hands.
For residents and businesses in Washington, Lifetime Flat Roofs is a name that comes up frequently in discussions about professional roofing. They have built a reputation for specializing in the unique challenges and requirements of flat and low-sloped roofs. While some contractors may offer flat roofing as a secondary service, Lifetime Flat Roofs has made it their primary focus, investing in the specialized tools and training needed for these systems. This dedication to a specific type of roofing means they possess a deep level of knowledge and skill that is often hard to find. They have been serving the greater Seattle area for decades, helping to protect homes and businesses from the Pacific Northwest's specific climate challenges, including heavy rain and moss growth. Their approach is rooted in providing durable, long-lasting solutions, which is a significant factor for anyone looking to invest in their property's future.
Many customers appreciate the company’s commitment to communication throughout the entire process. From the initial inspection and estimate to the final day of the project, they make it a priority to keep clients informed. This can be especially helpful when a project uncovers unexpected issues, such as damaged sheathing or other underlying problems. By bringing the customer onto the roof to see the issues firsthand, they foster a sense of trust and transparency. This open dialogue helps homeowners feel confident that the work being done is necessary and that they are getting a fair and honest assessment. This level of customer service is a key reason why many customers recommend them and are happy with the final outcome of their projects.
Lifetime Flat Roofs is conveniently located in Kirkland, Washington, making it an accessible option for homeowners and commercial property managers throughout the region. The address is 11335 NE 122nd Way Suite 105, Kirkland, WA 98034. Their location is situated to provide services to a wide range of communities in the greater Seattle area, from Bellevue and Redmond to Bothell and beyond. This central location helps them respond quickly to inquiries and projects across the Puget Sound region, which is particularly important for emergency repairs or urgent roofing needs. However, it’s worth noting that like any busy contractor, their work can sometimes have an impact on the surrounding area. One past customer mentioned an issue with a work van partially blocking a driveway, which led to a discussion about parking and professionalism. While this seems to be an isolated incident, it highlights the importance of clear communication between contractors and neighbors during a project to ensure a smooth process for everyone involved.

Jun 03, 2025 · Cathy FrenchWould not recommend. Your neighbors would hate you for hiring these guys. Fully blocked my driveway for hours out and was using my driveway as a work area while working on my neighbors house, none of which I had a problem with because people need to get stuff done.Later they parked another long work van in a non-parking spot partially blocking my driveway. When approached to ask not to do that in the future, because it created a road hazard from blocking out view to the traffic for me, got a rude unprofessional response telling me there was enough space for me to get out if I needed. All of this while there was ample parking available in the neighborhood including on the opposite side of the street. Professionalism is not their strong suit.
Jun 06, 2023 · Spade JacWe had a slow leak in the valley that caused rot on our low-sloped roof that showed up as a leak in our ceiling. The company that originally installed the roof about 15 years ago came out to inspect it and all they did was confirm there was a leak but did nothing in terms of follow-up for repair. My neighbor had Lifetime do his roof and recommended them for their good work and competitive pricing. Adam was great all the way through in terms of scheduling, follow-up, explaining the process and estimates and costs.Sam came out to investigate the issue and did a thorough job figuring out what was causing the leak and offered repair solutions. He brought me up to the roof to show me other areas with potential issues due to poor original installation. Seams were coming up, there were soft spots due to improper sheathing installation, etc. He even did temporary repairs on the spot and I never got charged for his time.I decided that after talking with Adam, it was best to go ahead and get a new roof installed. He even knocked some $ off the estimate in order for me to accept it. We agreed that anything additional to the estimate like sheathing repair would be charged at time and wholesale cost of materials. Adam updated me on a nearly daily basis the cost of the extras. The final invoice reflected what was agreed upon and was completely fair.Chris and his team worked as hard as any group of workers I've seen. They showed up everyday they said they would and on time or EARLY!! Chris was very communicative and explained everything they were doing and took me up to the roof as well. We talked every morning when they arrived and every night before they left. They put in a few 12 hour days to get the job done in a timely manner. The crew worked well together, they were proficient and courteous. They did a beautiful job and cleaned up thoroughly at the end of each day.If you need a new low-sloped or flat roof, these are the guys to go to!!
Apr 24, 2024 · D BeiselI would highly recommend Lifetime Flat roofs as they really put the customer needs as their top priority and tried to solve the customer's problem timely and efficiently.Lifetime Flat Roofs did a terrific job repairing my PVC roof. I had leaks in the PVC area of my roof. My friend referred Lifetime Flat Roofs to me. Adam stopped by soon, did a thorough examination of the roof and found the problematic areas. When he knew that I really need it fixed before the rainy weekend, he went extra miles to arrange a repair for me the next day. Otherwise, we could have waited another rainy week to get it repaired. We have contacted many other roofers but none was like Lifetime Flat roofs that really tried to solve the customer's problem timely. We deeply appreciate that. The work crew was professional and did a wonderful job. Very easy to communicate with the crew. Even if I asked them to check or seal additional areas, they were always willing to help. They were also very responsible and reliable. Before I have the drywall patched up, they kindly stopped by to double check and make sure no more leaks before patching up the drywall. This means a lot to us and made us feel so safe and worry-free working with them. A big thumb up.We were very pleased working with Lifetime Flat roofs and highly recommend them for your roof needs.
Mar 22, 2022 · Helen SSFHighly recommend. They have a great product + warranty, professional staff & quick turn-aroundWe had a leaking flat roof deck, so they sent a consultant out to view the roof within the week & issued a prompt quote within a few daysThe job was scheduled within the month and rain delayed the job by one day. The crew was large and they all worked well together. The entire roof was ripped off & fully replaced in one day and minimal roof rot was replaced as they went. They worked over twelve hours getting it all done & made sure everything was sealed up nicely before they leftBefore they left, they proactively did a quick inspection of one of the other roofs and noted a few issues with it that could lead to premature failure; this was so nice of them!Great communication from start to finish with all of our questions & concerns -- they even took calls late on Friday evening for our early Monday start date
