Mar 18, 2014 · Mike GainesUPDATE April 2024: The Gilmore membrane roof installation failed, came up from the roof decking and had to be replaced. Our insurance company sent an inspector to look at the problem. That insurance inspector said the damage was not covered because the membrane had NOT been correctly installed when Gilmore installed it. When another roofing contractor was replacing the roof, he told me that the failed membrane foam underlayment was not the correct type that was supposed to be used and that only a few screws were used to attach the foam but it was mostly nailed down (nails did not hold and are not supposed to be used to attach the foam).Gilmore Roofing from Belton, SC refused to correct installation problems on a membrane roof they installed----even though it is under warranty.Problem #1: During installation, they did not want to terminate the edges of the membrane how I thought would provide the maximum leakage protection. I prefered they overlap edges of the membrane over the edge of the flashing. They wanted to butt joint it (and caulk the butt joint) rather than overlapping and assured me that it would not leak (saying they were using a type of caulking that would expand and therefore not leak). Caulk failed. It allowed water to go behind woodwork and damaged/rotted soffit.Problem #2: Insulation board underlayment beneath membrane is coming loose and pushing the membrane up. When looking at problems, his exact words regarding the insulation board coming loose was "so, it is not leaking". This may create valuation issues on the house.He said that he would bring flashing to correct the leaking at the membrane edge. Weeks passed. I could never reach him and he would not return my call. I was finally able to talk to him after calling from someone else's phone. He said that all he would do is recaulk the butt joint and since this method already failed once, I told him that is not acceptable. He refused to do anything else. Work was done in late 2013 and invoice clearly lists 10 yr warranty.They refused to honor warranty to correct installation issues to my satisfaction.
