The Roofman Introduce
For homeowners across Massachusetts, especially those in the charming town of Brewster on Cape Cod, the roof of your home is your primary defense against our region's famously diverse and often challenging weather. From the heavy snowfalls and icy conditions of winter to the strong coastal winds and humid summers, a durable and expertly installed roof is absolutely essential for protecting your property and ensuring peace of mind. When the time comes for a significant roof repair or a complete replacement, the process of finding a trustworthy and competent roofing contractor becomes a critical decision.
The importance of selecting the right professionals cannot be overstated. A well-executed roofing project can safeguard your home for decades, while a poor one can lead to costly damages, prolonged stress, and further complications. This article aims to provide local users in Massachusetts with essential information to consider when engaging a roofing contractor, drawing insights from real customer experiences to emphasize the importance of due diligence and careful selection.
The Roofman is listed with an address at 101 Swamp Rd, Brewster, MA 02631, USA. This location in Brewster places the business within the heart of Cape Cod, a region with unique architectural styles and specific weather challenges due to its coastal proximity. For homeowners in Brewster and surrounding towns on Cape Cod, a local presence can sometimes suggest familiarity with regional building codes and environmental factors. However, as with any service provider, physical location is only one piece of the puzzle. Accessibility in terms of prompt communication and a willingness to travel for estimates and work across the Cape Cod area would be key for local residents considering their services. When evaluating any local contractor, proximity might offer convenience, but it should always be balanced with a thorough assessment of their reputation and reliability.
Based on publicly available information and customer feedback, The Roofman's advertised services appear to encompass general roofing work, specifically including attempts at metal roofing installation. Historically, roofing contractors typically offer a range of services such as:
Roof Installation: This generally involves the complete installation of new roofing systems, whether for new construction or full replacements. For metal roofing, this would involve specialized techniques for standing seam or other metal panel systems.
Roof Repair: Addressing leaks, storm damage, or general wear and tear on existing roofs. This often includes patching, sealing, and replacing damaged sections.
Material Specialization: Contractors often specify their expertise in various materials such as asphalt shingles, cedar, rubber, and metal roofing, each requiring distinct installation and repair methods.
It is crucial for homeowners to confirm a contractor's proven experience with the specific type of roofing material they require for their project. The details provided in customer reviews, particularly regarding metal roofing, suggest that verifying a contractor's actual, demonstrated experience with specialized materials is paramount before proceeding with any work.
When evaluating a roofing contractor, homeowners typically look for features and highlights that instill confidence in their choice. Based on the provided customer review, the experience with The Roofman includes specific points that homeowners in Massachusetts should be aware of:
Deposit Handling and Project Start Delays: A customer reported that a significant deposit of $6,500 was held for four months before work commenced. This highlights the importance of clear contractual terms regarding deposits, project timelines, and potential delays.
Questionable Expertise with Specialized Materials: The customer explicitly stated that the contractor, Bill Franze, "told me he was very experienced with metal roofing" but that "EVERYTHING was wrong and obvious he had never done this before," with "photos to prove it." This raises concerns about the contractor's actual proficiency versus their claims, especially for specialized installations like standing seam metal roofing.
Substandard Work and Property Damage: The review mentions "dozens of plugged holes in my roof" resulting from the work. This indicates potential damage to the property due to improper installation techniques and a lack of necessary skills, underscoring the severe consequences of hiring an unqualified contractor.
Disputes Over Liability Waivers: The contractor reportedly sent a helper to get the customer to "sign a waiver of liability for anything he had done to my roof." This is a significant red flag, as it suggests an attempt to absolve themselves of responsibility for potential damage caused by their work.
Deposit Return (after significant issues): While the customer did eventually receive their $6,500 deposit back, this was only after substantial issues and a "four month double talking nightmare." This indicates a challenging process to rectify problems and recoup funds.
Lack of Digital Acumen/Research: The customer suggested that the contractor "doesn't even use a computer because if he had googled it he could have seen dozens of tutorials on how to install metal roofing." While not directly about roofing skill, this anecdote points to a potential lack of willingness to stay updated or research proper techniques, which is concerning in a specialized trade.
These points serve as critical warnings for homeowners to conduct thorough vetting, including checking references, verifying licenses, and scrutinizing past work, especially when dealing with specialized or high-value projects.

For homeowners across Massachusetts, particularly those on Cape Cod, the decision of choosing a roofing contractor is a critical one, and careful consideration is paramount. Based on the provided customer review, it is clear that extreme caution is advised when considering The Roofman. The detailed account from a local homeowner describes a highly negative experience involving significant delays, alleged lack of expertise in promised services (specifically metal roofing), substandard workmanship leading to property damage, and attempts to avoid liability. While the deposit was eventually returned, the overall process was characterized as a "four month double talking nightmare."
The information provided suggests that this contractor, despite being locally based in Brewster, may not be a suitable choice for locals who prioritize professionalism, demonstrated expertise, timely project completion, and reliable work that protects their home. For any Massachusetts homeowner looking for roofing services, this review underscores the absolute necessity of conducting extensive due diligence: always "Get references and talk to people they have worked with." This includes verifying licenses, checking multiple independent review platforms, and possibly consulting with previous clients to ensure that you are hiring a truly "professional that can install the quality metal roof wanted in the first place." The experience shared here serves as a potent reminder for all local homeowners to heed warnings and prioritize verifiable quality and trustworthiness over potentially misleading claims to avoid making a "HUGE mistake."

The Roofman Reviews
Bill Franze was double talking and full of crap. He told me he was very experienced with metal roofing and assured me I would have a "beautiful product"in the end. After holding my 6500. deposit for four months he finally began the job. He was clomping around my roof for two days and when I saw the two strips of standing seam roof I told him to stop. I know it was all wrong and obvious he had never done this before. EVERYTHING was wrong and I have photos to prove it. I could tell he doesn't even use a computer because if he had googled it he could have seen dozens of tutorials on how to install metal roofing. This guy knew he had met his match and finally agreed to return my 6500. and remove his substandard materials from my property. He sent his helper and tried to get me to sign a waiver of liability for anything he had done to my roof. I changed his paperwork(ultimately voiding it) and refused to sign off on his responsibilities for damage to my roof. He should never have touched my roof and now I have dozens of plugged holes in my roof. He must be kidding.Hiring him was a HUGE mistake. He should have never touched my roof. Please don't make the same mistake. He did return my 6500. I'll give him that much credit but he was a four month double talking nightmare. Don't say you weren't warned.I have found a professional that can install the quality metal roof I wanted in the first place. Get references and talk to people they have worked with. Don't fall for blowhard scammers.

I was sitting at a local diner in Orleans and asked the counter of ppl and five of the ppl including the owner refered to the roof man. They were polite and hard workers. The job was done quick and they did a wonderful job cleaning up.
